A log home is not a house with wood siding
Log homes fail in ways framed houses do not. The logs move with every season, the joints between them open, and water finds the opening long before anything looks wrong from the driveway. By the time a homeowner sees a problem, it has usually been running for two or three years.
That is the reason this is a specialty and not a line item on a painter’s estimate. A general contractor treats the surface — sand it, coat it, move on. Restoration treats the system: how the wall sheds water, whether the joint can still move, whether the sealant will stretch through a Teton County freeze-thaw cycle or tear on the first cold night.
We are set up for the second one. Media blasting, chinking, log rot and full log replacement, staining, thermal imaging, carpentry, and the washing that keeps a house between restorations — all of it in-house, all of it on log homes, in a valley where the UV load and the snow load are both extreme.
How we work
Most of what separates a restoration that lasts twenty years from one that fails in three happens before any material goes on the wall. These are the rules we run by.
- 01
We look before we price
Every quote follows a site visit. Linear footage, joint condition, rot probing, and where the water is actually going. A number given over the phone is a guess, and guesses get corrected upward once the crew is on the property.
- 02
Preparation is the job
Roughly seventy percent of a restoration is removal and prep. Crews that skip it are cheaper and their work comes back around in three years. We would rather lose the bid than do it twice.
- 03
We name the products
You get told exactly what is going on your house — chinking brand and line, backer rod, stain system, and why that combination and not another. If a contractor will not name the material, ask why.
- 04
The scope is written, by elevation
South and west walls take the UV and weather load. They usually need more than the sheltered sides of the same house. You get it itemized so you can see what is urgent and what can wait a season.
- 05
We work around an empty house
Most of the homes we maintain are occupied a few weeks a year. Scheduling, access, and communication are built for an owner who is somewhere else and a property manager who has fourteen other houses.
- 06
Nobody leaves until you have walked it
Full elevation walkthrough at completion. Anything that is not right gets corrected before the crew is off the property, not after an email exchange in November.
Who you are actually hiring
You are handing keys to a stranger while you are somewhere else. You should know whose company it is.
